Masonry

All costs for the assignment will be subcontractor costs.

CSI Codes

04 20 00 Unit Masonry
04 21 00 Brick
04 40 00 Stone

Brick

Brick is typically estimate by the number of bricks or by total square feet.

The size varies considerably depending on the type of brick.

The bonding methods and quality of workmanship will affect the productivity rates.

Concrete Masonry Unit (CMU)

Typical size is 8"x8"x16" including the joint (W/O joint 7 5/8" x7 5/8" x 15 5/8").

Width of CMU typically 2" increments.

Different shapes include, Corner, U- blocks, bull nose, double bull nose, etc.

To determine the number of blocks in an area do the following:

Calculate the SF of 1 block. If a block in elevation is 8" x 16", in SF it becomes (8/12) * (16/12) = .888 SF per block. Another way to say the same thing is that there is 1.125 blocks per SF [ 1/.888]. Therefore, if you have 1000 SF of block, there are 1125 blocks.

A rule of thumb for mortar is 1 CY / 1000 bricks  and 2 CY / 1000 blocks.

Block Types

Standard $9.00/sf
Fluted $11.00/sf
Split face $10/sf
Spectra glaze CMU $15/sf

Colored Block

If the block color is not gray (standard color) add $1.00/sf to the unit price.

Subtract openings larger than 25 sf.

Do not subtract the columns from the square footage of masonry.

For this estimate, all costs will be considered sub contractor costs.

Precast objects that can be counted by each. e.g. fence caps.
The precast pyramids.
